Who you're dealing with

We are not agents. We're the buyer — and you can check that before you call.

Patriot Home Buyer buys houses directly, with our own funds. We don't list your house, we don't pass your contract to another investor, and our name goes on the deed at closing. Every one of those claims is something you can verify yourself — see Verify us below.

Not a listing

No MLS, no showings, no strangers walking through your house.

Not a middleman

We don't assign contracts. Oklahoma now requires wholesalers to tell you in writing if they plan to resell your contract — we won't need to, because we don't.

A person, not a call center

How we get to the number

We show the arithmetic — with your numbers, not a slogan

We start with recent comparable sales in your neighborhood to see what the house would be worth fixed up. Then we subtract the repairs, our holding and resale costs, and our margin. You see every line before you decide.

Price certainty

The cash offer you see written down is the price you walk away with. Here's the paper that makes it true.

Most cash buyers say the number won't change. We put it in a one-page addendum you can read before you sign — and we put a penalty on ourselves if we're the ones who back out.

Guarantee 1 · Price Lock

After you sign, we do not reduce the price for the condition of the house. Only two exceptions, both printed on the addendum: title or lien problems found in the title search, and new damage after our visit.

Why it exists: 59 Oklahoma-area sellers in our research describe the price dropping after they'd signed and packed.

Guarantee 2 · Two-way walk-away

You can cancel any time before closing and owe nothing. If we back out for any reason other than those title exceptions or your own default, we pay you $1,000.

Most cash contracts in Oklahoma charge the seller for backing out and cost the buyer nothing.

"They have a clause that they can charge the seller $5000 if they back out, but there is nothing to protect the seller if THEY back out."1★ review of another Oklahoma City cash buyer

Take a look at the numbers

Cash, as-is — or fix it up and list it? We'll send you both numbers.

Ask for the two-number report and you'll get, in writing, what we'd pay today and what you'd likely walk away with listing it after repairs, commissions and time on the market. If listing puts more money in your pocket, we'll tell you — and introduce you to an agent we trust.

Questions people actually ask

Straight answers, starting with the uncomfortable one

Is selling to Patriot Home Buyer a scam? How do I know you're legitimate?

Fair question — this category earned its reputation. Don't take our word for it: look up our purchases at the county clerk, ask for proof of funds before you tell us anything, and notice that every closing happens at [TITLE COMPANY], not with us. If any of that doesn't check out, walk away.

How do you determine the cash offer?

Comparable sales for the fixed-up value, minus an itemized repair estimate, minus our holding, resale and closing costs, minus our margin. Every line is on the offer sheet.

Will the price drop after inspection?

No. We inspect before we write the number, and the Price Lock addendum says the price doesn't change for condition after you sign.

Are there any fees, commissions or closing costs?

None. We pay the standard seller-side closing costs. The number on the contract is the number on the settlement statement.

Do I need to make repairs or clean?

No. Leave the repairs. Leave the furniture. Leave anything you don't want to take.

How fast can you close?

As fast as 7 days once title is clear. Oklahoma title work usually takes 2–3 weeks — anyone promising 7 days on every house should explain what happens when the title search finds something.

Do I have to accept right away?

No. Take three days, take three weeks. We won't call you in between unless you ask us to.

I inherited a house and probate is still open. Can you buy it?

Yes, and it's one of the situations we handle most. We work with your probate attorney and the title company, and can write the contract subject to court confirmation where Oklahoma requires it. Fair warning: in a regular probate, a private sale generally must be confirmed at 90% or more of appraised value, so we'll tell you early if that limits the price.

I live out of state. Do I have to fly back?

No. We handle fully remote closings — e-signatures, electronic notarization where permitted, and overnight document delivery through the title company.

What if I'm behind on payments or facing foreclosure?

We can close before the sale date and pay the arrears and liens through the title company at closing, so you see every number first. We do not stop foreclosures or negotiate with your lender — if you want to keep the house, talk to a HUD-approved housing counselor.

I have tenants. Do I have to evict them first?

No. We buy with tenants in place, honor the existing lease and take over as the new landlord.

Back taxes, liens, code violations?

All normal. They're paid at closing out of the proceeds, and you'll see every line on the settlement statement before you sign.

Can I stay in the house for a while after closing?

Usually yes. We put the dates in writing so you're not moving twice.

Will you spam me if I ask for an offer?

No. One conversation, one written number. We follow up only if you ask, and we never sell or share your information.

What if I change my mind?

Cancel any time before closing. No fee, no argument.

No pressure — as a rule, not a slogan

Take three days. We won't call.

Every offer is no-obligation, and we put a number on "no pressure": after you get the written offer, you have at least three days to think, ask your family, or show it to an attorney — and we don't contact you in that window unless you contact us first.

This is the block the winner leaves thin. Fill it only with real cases: the city, the month, what the seller was dealing with, what they kept, what the closing looked like. Photos before and after. Never invent one.
